Ed Parcaut and Mike Kelly cover Stanislaus County closings, mortgage rates, Treasury buybacks, mortgage applications, pending home sales, California affordability, inventory, and the state's housing shortage. Stanislaus County reached 125 August closings, with about 768 active listings and 389 pending sales. Mortgage pricing improved by about 10 basis points as the 10-year Treasury moved near 4.65 and Treasury buyback news helped bonds. Ed and Mike also discuss mortgage applications slipping, purchase demand falling, California's 19% affordability reading, low inventory, and Sacramento's push toward an $11.25 billion affordable housing bond.
