In this episode of Global Economic Press, Alex Brady discusses Vulcan7's latest report on the state of real estate prospecting in 2026. The report, which can be accessed at Vulcan7's website, provides a comprehensive analysis of the current trends and strategies in the real estate market. It highlights the significant increase in motivated sellers, with foreclosure filings rising by 14 percent in 2025 and active listings climbing by 19 percent year over year. The report also notes that 62.2 percent of buyers paid below the list price, marking the largest share since 2012. Despite these opportunities, the report reveals that 65 percent of transactions are dominated by the top 20 percent of agents, suggesting that many more agents could benefit from these market conditions.
The report identifies five key trends shaping the real estate prospecting landscape. Firstly, the pool of motivated sellers is the largest in modern records and continues to grow, with Vulcan7 delivering 4.5 million expired leads in 2025. Secondly, direct prospecting is outperforming portal leads significantly, with expired listings listing at a 44 percent rate within 30 days of first contact. Thirdly, the best time to call is more flexible than most agents assume, with strong answer rates from late morning to mid-afternoon. Fourthly, the calendar offers a competitive advantage, with the first of each month seeing a spike in expired leads. Lastly, agents who engage in direct outreach are increasing their call volumes, with a 33 percent growth on the Vulcan7 platform between 2024 and early 2026. Abby Brennan of Vulcan7 emphasizes that the current environment is ripe for prospecting, with more motivated sellers and opportunities for agents who consistently engage with the right leads.
